This study evaluated the feasibility of implementing sustainable strategies in a commercial building, aiming their environmental readjustment. The results could serve as incentive to sustainable retrofit avoiding demolitions and encouraging the reuse of existing buildings, contributing to decrease the environmental impact generated by constructions. It were simulated and analyzed the results which could be obtained with the inclusion of different strategies usually found in sustainable buildings, capable of reducing resource consumption and increase energy efficiency. Comparing the results, the investment and the “payback” time, it was possible to verify the feasibility of the proposal.||Este trabalho avaliou a viabilidade de implantação de estratégias sustentáveis em uma edificação comercial, visando sua readequação ambiental. Os resultados poderiam servir como forma de incentivo ao retrofit sustentável, evitando demolições e favorecendo o reaproveitamento de edifícios existentes, contribuindo assim para diminuir o impacto gerado pela construção civil. Foram simulados e analisados os resultados que seriam obtidos com a inserção de diversas estratégias usualmente presentes em construções sustentáveis, capazes de reduzir o consumo de recursos e aumentar a sua eficiência energética. Comparando-se os resultados, o investimento e o tempo de “payback”, pode-se verificar a viabilidade da proposta.
